The 10 Most In-Demand ZIP Codes for Homebuyers in 2026 — And What South Florida Buyers Should Know

The hottest real estate markets in America are changing.

According to the newly released 2026 Hottest ZIP Codes ranking from Realtor.com, highlighted by CNBC, buyers are increasingly focusing on communities that combine location, value, quality of life, and access to major employment centers.

But there’s an interesting twist: none of America’s 10 hottest ZIP codes are in Florida.

Does that mean buyers are losing interest in Miami and South Florida?

Not necessarily.

In fact, the South Florida real estate market is telling a very different story—and for buyers willing to look beyond national rankings, 2026 may be creating opportunities in Miami-Dade, Broward and Palm Beach counties.

The 10 Hottest ZIP Codes in America for 2026

Realtor.com determines its annual Hottest ZIP Codes ranking by analyzing two major indicators: buyer demand, measured through unique property views, and how quickly homes sell.

The 2026 top 10 are:

1. 01960 — Peabody, Massachusetts

2. 07042 — Montclair, New Jersey

3. 08080 — Sewell, New Jersey

4. 14450 — Fairport, New York

5. 01085 — Westfield, Massachusetts

6. 48154 — Livonia, Michigan

7. 17543 — Lititz, Pennsylvania

8. 06473 — North Haven, Connecticut

9. 53151 — New Berlin, Wisconsin

10. 60187 — Wheaton, Illinois

There is a clear pattern here.

The hottest ZIP codes are concentrated primarily in the Northeast and Midwest, where buyers can often find suburban homes near major metropolitan areas at prices considerably below those of premium coastal markets.

So Where Is Florida?

This is where national rankings can be misleading for someone considering South Florida real estate.

Miami, Aventura, Sunny Isles Beach, Miami Beach, Boca Raton and other South Florida communities compete in a very different real estate environment.

South Florida includes a substantial luxury, second-home, condominium and international-buyer market. A ZIP code measuring “hotness” primarily through online listing traffic and speed of sale doesn’t necessarily capture the same factors driving demand for a waterfront condo in Sunny Isles Beach, an estate near Aventura, or a luxury home in Boca Raton.

More importantly, 2026 may actually be becoming a more interesting year to buy in South Florida precisely because not every property is selling immediately.

South Florida Buyers Have More Negotiating Power in 2026

Across the country, housing conditions have been shifting toward buyers.

Realtor.com reported this summer that approximately 70% of the 100 largest housing markets it tracks either favored buyers or were moving in that direction. (Realtor⁠)

South Florida is experiencing its own rebalancing.

According to MIAMI REALTORS’ April 2026 South Florida Housing Market Report, the median single-family home price was approximately:

Miami-Dade County: $670,000

Broward County: $620,000

Palm Beach County: $650,000

At the same time, Miami-Dade single-family homes had approximately 5.4 months of supply. The condominium market provided substantially more inventory, with Miami-Dade condos and townhomes at approximately 12.9 months of supply. (MIAMI REALTORS®️ + RWorld⁠)

For buyers, additional inventory can mean something extremely valuable:

choice.

Instead of competing against multiple buyers for almost every desirable property, buyers may have more opportunity to compare buildings, negotiate pricing, request credits and evaluate properties carefully.

Where Could South Florida Demand Strengthen?

MIAMI REALTORS’ Southeast Florida housing outlook specifically identified several more affordable communities where tighter inventory could contribute to stronger price growth.

Among them:

Hialeah

Homestead

Miami Gardens

Cutler Bay

Plantation

Sunrise

Lake Worth

Royal Palm Beach

MIAMI REALTORS has projected Southeast Florida single-family home prices to increase approximately 3.4% in 2026, although actual performance will vary significantly by neighborhood and property type. (MIAMI REALTORS®️ + RWorld⁠)

That creates an important distinction for buyers.

The best South Florida opportunity in 2026 may not simply be the ZIP code receiving the most clicks online.

It may be the neighborhood where pricing, inventory, location and future demand intersect.

Miami-Dade Is Really Multiple Real Estate Markets

Even within Miami-Dade County, the numbers can vary dramatically.

For example, MIAMI REALTORS’ March 2026 city-level data showed median single-family sales prices ranging from approximately $460,000 in Homestead to $2.15 million in Coral Gables and $3.45 million in Miami Beach. (MIAMI REALTORS®️ + RWorld⁠)

That is why saying simply that “the Miami market is up” or “the Miami market is down” doesn’t tell buyers very much.

A condo in Aventura can behave differently from a waterfront condo in Sunny Isles Beach.

A single-family home near Aventura can perform differently from a luxury estate in Miami Beach.

Boca Raton can behave differently from Fort Lauderdale.

And even two condominium buildings across the street from one another can have very different inventory, assessments, reserves, insurance costs and buyer demand.

In South Florida, the opportunity is often building-specific and neighborhood-specific—not simply ZIP-code-specific.

The Luxury South Florida Market Is Different

There is another reason South Florida should be viewed separately from America’s hottest ZIP-code rankings.

Luxury buyers aren’t necessarily searching for the lowest-priced house near a major employment center.

They may be searching for:

waterfront living,

ocean views,

new construction,

privacy,

gated communities,

boating access,

resort-style amenities,

proximity to beaches,

international airports,

restaurants and shopping,

or the lifestyle associated with South Florida.

That makes areas such as Sunny Isles Beach, Aventura, Miami Beach, Bal Harbour, Surfside, Boca Raton, Fort Lauderdale and Palm Beach fundamentally different from many of the suburban ZIP codes dominating national hot-market rankings.

2026 Could Reward Buyers Who Look Beyond the Headlines

Nationally, Realtor.com’s updated 2026 forecast expects existing-home prices to rise only modestly this year as increasing inventory and softer sales reduce some of the upward pressure on prices. (Realtor⁠)

For South Florida buyers, that environment can create opportunity.

The property that becomes an excellent purchase in 2026 may not necessarily be located in America’s No. 1 hottest ZIP code.

It could be a motivated seller in Aventura.

A luxury condo in Sunny Isles Beach with pricing that finally makes sense.

A single-family home in Boca Raton.

A newer development near Miami.

Or a property that has simply remained on the market long enough for a buyer to negotiate favorable terms.

The key is knowing where sellers are negotiating, where inventory is tightening, and which properties are actually priced below their closest comparable sales.
